In a significant stride for both the construction and healthcare sectors, plans have been submitted for a £1 billion cancer research and treatment campus in Sutton, South London. This ambitious project is set to transform the London Cancer Hub into a world-class centre for oncology, uniting academia, healthcare, and industry to accelerate the discovery of new cancer treatments.

Spanning 12 acres and delivering 1 million square feet of state-of-the-art facilities, the campus will include labs, offices, manufacturing spaces, and community amenities—all designed with net-zero carbon goals at the core.

Led by developers Aviva Capital Partners and Socius, the Sutton campus is designed by Gensler, engineered by Arup, and project-managed by Gardiner & Theobald. The site will include:

• Wet labs and office spaces for pharmaceutical firms

• R&D and small-scale manufacturing facilities

• A “Learning Lab” for community outreach and education

• Cafés, a crèche, and public green spaces

• 220 affordable flats for key workers

All buildings will exceed mandatory sustainability standards, targeting net-zero carbon in operation.

Strategic Significance

The London Cancer Hub is already home to world-leading institutions including the Institute of Cancer Research (ICR) and The Royal Marsden NHS Foundation Trust. This development will significantly expand Sutton’s role as a global oncology leader.
